NWMLS First Look: More Control for Seattle Home Sellers

The rules just changed for how Seattle and Washington homes can be marketed—and I think that's a good thing for sellers.
Starting September 4, 2026, NWMLS First Look gives sellers and listing brokers a new option to market a property for up to 21 days before moving it to Active status. During that period, sellers can choose how they want to generate interest, including marketing, showings and even accepting offers.
This is a significant change in Washington real estate marketing.
Why Does First Look Matter?
For years, I have believed that one-size-fits-all MLS marketing isn't necessarily what's best for every seller.
A luxury home, an investment property, a home that needs preparation, and a fully market-ready property may each require a different strategy.
First Look gives me another tool to use when appropriate.
I can work with my seller to determine whether we should:
Build anticipation before the full launch
Test pricing and market reaction
Generate early buyer interest
Coordinate showings
Fine-tune the property and marketing
Or simply go straight to a full Active listing
The strategy should be built around the seller—not the system.
I Believe in the Free Market
I have been in Seattle real estate for nearly 30 years, and I don't believe government, MLS organizations or politics should unnecessarily dictate how a seller must market their property.
I believe in competition, consumer choice and the free marketplace.
That doesn't mean I get to ignore the rules.
At AUM Real Estate, I will always operate within Washington law, NWMLS rules and accepted professional standards—even when I disagree with them.
I don't have to agree with a rule to follow it.
What I do believe is that the best marketing decisions should be made by the seller, their attorney and advisors when appropriate, and their real estate professional—not by outside interests with no responsibility for the outcome.
How I'll Use First Look
I won't use First Look simply because it's available.
I'll use it when I believe it can give my seller an advantage.
That's what good real estate representation should be: understanding the rules, understanding the market, and then using every legitimate tool available to create the best possible outcome.
More flexibility. More strategy. More choices for sellers.
That's a change I welcome.
