Executive Summary

As an Asset Manager, I have never believed that buying the most expensive home automatically means making the best investment. Likewise, purchasing the cheapest home rarely delivers the greatest long-term value.

For nearly thirty years, I have studied Seattle's neighborhoods through the lens of both investment performance and quality of life. One principle has remained remarkably consistent: the neighborhoods that provide the greatest combination of walkability, dining, parks, transit, shopping, and community—without commanding the city's highest prices per square foot—often become some of the strongest long-term real estate investments.

That philosophy is the foundation of the Seattle Amenity Value Index™ (SAVI).

Rather than asking "Which neighborhood is the most expensive?" this report asks a more meaningful question:

"Where does each real estate dollar buy the most lifestyle?"

The Seattle Amenity Value Index™ is designed to help homebuyers, investors, landlords, and property owners identify neighborhoods where value extends well beyond the home itself. Every café, park, grocery store, trail, transit stop, restaurant, and neighborhood gathering place contributes to the daily living experience—and, in many cases, to long-term property appreciation.

The SAVI™ Formula

Each neighborhood is evaluated using six categories that together reflect both livability and investment potential.

Tier One: Exceptional Value

Fremont

Seattle's highest-rated neighborhood continues to offer one of the best combinations of urban living, recreation, employment access, and investment stability. Buyers enjoy the Burke-Gilman Trail, Fremont Sunday Market, neighborhood parks, independent restaurants, breweries, coffee shops, and an exceptionally walkable environment while generally paying less per square foot than several competing urban neighborhoods.

Wallingford

Wallingford offers one of Seattle's strongest long-term values. Residents enjoy Green Lake, Gas Works Park, neighborhood shopping, excellent schools, and quick access to the University District, Fremont, and Downtown. The balance between neighborhood charm and urban convenience makes Wallingford one of Seattle's most complete residential communities.

Greenwood

Greenwood continues to outperform expectations by offering excellent walkability, a thriving small-business community, neighborhood restaurants, breweries, coffee shops, and parks at a price point that remains more attainable than many nearby neighborhoods.

Columbia City

Columbia City's transformation over the past two decades has been remarkable. With Link light rail, a vibrant restaurant district, community events, historic character, and growing demand, it remains one of Seattle's strongest value opportunities.

Ballard

Although Ballard commands premium pricing, its extensive amenities—including Golden Gardens Park, the Ballard Locks, breweries, restaurants, nightlife, shopping, and waterfront access—continue to justify its strong ranking.

Understanding the Rankings

Higher home prices alone do not determine the Seattle Amenity Value Index™. Instead, neighborhoods are rewarded when they combine excellent amenities with pricing that remains competitive relative to similarly desirable areas.

For example, Capitol Hill offers some of Seattle's best restaurants, nightlife, transit, and walkability. However, its premium pricing reduces its overall value score compared with neighborhoods such as Fremont or Greenwood, where buyers often receive comparable lifestyle benefits at a lower cost per square foot.

The neighborhoods that consistently perform well over time tend to share several characteristics:

  • Nearby parks and recreational opportunities
