Seattle real estate is changing.
The latest NWMLS numbers tell a pretty clear story: buyers have more choices, sellers have more competition, and pricing strategy matters more than it did a year ago.
Across the NWMLS market, active listings were up 22% year over year at the end of August, while closed sales were down 7.6%. The median sale price also declined 2.3% to $635,000. King County remained one of the most expensive markets, with an $845,000 median.
For Seattle-area buyers, that means something important:
You may not have to rush.
There are more homes to choose from, more opportunities to negotiate, and less pressure to compete with multiple offers on every property.
For sellers, the equation is different.
Simply putting a home on the market and waiting for the old Seattle market to do the work may not be enough. Price, condition, presentation, timing and marketing strategy all matter.
I'm also seeing an important distinction between properties. The Seattle market isn't one single market. A well-positioned home in a desirable location can behave very differently from a property that is overpriced, needs work, or is competing against a large number of similar listings.
The Bottom Line
I don't look at real estate simply as a transaction. I look at it as an asset under management.
Whether you're buying, selling, holding, renovating, or considering an investment property, the question should be:
What strategy makes the most sense for this particular asset in today's market?
That's where experience, local knowledge and careful analysis matter.
