Tenant Move-Out Guide
Our goal is to help you receive the maximum possible security deposit refund while
ensuring a smooth and professional transition.
1. Confirm Your Move-Out Date
• Provide written notice according to your lease agreement.
• Confirm your official move-out date in writing.
• Schedule your final walk-through inspection.
2. Utilities
• Ensure all tenant-responsible utilities are paid through your move-out date.
• Schedule final meter readings if required.
• Retain confirmation of final payment for your records.
3. Remove All Personal Property
• Remove all belongings from the interior and exterior.
• Dispose of all trash properly.
• Clear garage, storage areas, patios, and yard.
• Empty refrigerator and freezer completely.
4. Cleaning – Return to Move-In Condition
• Clean kitchen appliances inside and out.
• Wipe cabinets, counters, and sinks.
• Scrub bathrooms including tile and grout.
• Vacuum carpets and mop hard floors.
• Clean windows, tracks, and baseboards.
• Remove visible wall marks (normal wear and tear is expected).
5. Small Maintenance Items
• Replace burned-out light bulbs.
• Install fresh smoke detector batteries.
• Ensure smoke detectors are operational.
• Replace furnace filter if required under lease.
• Mow lawn and tidy exterior areas if tenant responsibility.
6. Keys & Access Items
• Return all keys, mailbox keys, garage remotes, fobs, and parking passes.
7. Forwarding Information
• Provide forwarding address in writing.
• Submit USPS change-of-address form.
• Confirm updated phone number and email address.
Important Note Regarding Deposits
Under Washington State law, deposits may only be applied toward unpaid rent, unpaid utilities
owed under the lease, cleaning necessary to restore the unit to move-in condition, and
damage beyond normal wear and tear. An itemized statement and any remaining refund will
be mailed within 30 days.
